
Aldergrove Development Activity
Aldergrove has seen a bit of a revival in new home builds in recent years. While there were spots of new development prior to the completion of the Aldergrove Credit Union Community Centre, it took that major facility to promote confidence into the private sector. Since then, we’ve seen Janda Group’s significant Aldergrove Town Centre development break ground and do well at the sales centre over a number of phases.
DETACHED HOMES
Setting aside the one major development at Aldergrove Town Centre, single family home lots are still the primary housing type being built in Aldergrove. At the time of writing, there are about a dozen new single family homes for sale, with most of those being in the Terminal Court subdivision, asking between $1.7-1.9m. Most subdivisions in Aldergrove are fairly small 2-5 lots, but there are a number of large applications, including the 146 lots at 270th Street and 3400-3500 block. However, that application was submitted 6 years ago and hasn’t moved forward since 2019.
One notable approval at third reading was for the 25 single family lots with 45 townhomes at 26th Avenue and 268th Street. This one had some streamside challenges, but was ultimately approved with conditions.

TOWNHOMES
I don’t believe there are any townhomes currently under construction in Aldergrove. The reality is that the Aldergrove Core Plan that was adopted in 2010 didn’t really assume too many townhomes. It was an either/or apartments or single family home sort of urban plan. Interesting enough, there were a number of area designated “low density residential”, but allowed for 1.1 FSR and assumed a townhome type density. However, with so much of Aldergrove’s lucrative development being allowed outside of it’s core plan (mostly on former rural land), there hasn’t been much of a market incentive to develop the downtown.

APARTMENTS
The big development, under construction as mentioned, is the Janda Group’s Aldergrove Town Centre, which is a multi-phase
mixed used site – you can’t miss the cranes. Multiple releases in 2022 quickly sold out. Their most recent release was Creekside, with 70% of the homes selling out in the first few weeks.
Janda Group has also submitted an application for a future 6 storey building on the location where their current presentation centre is, on the southeast portion of the site, at 27309 Fraser Highway.

3111 272nd Street RENDERING
There is also an application, submitted in January, for a 5 storey building at 3111 272nd Street, currently where the Salvation Army Thrift Store is location. There appears to be a proposed 64 apartment units in the plans with another 7 ground floor commercial units – subject to change with staff recommendations. I would expect this application to be in front of council after summer, before the end of 2023.

COMMERCIAL

Industrial Land Rezonings
Most of Aldergrove’s commercial applications are for a number of lots in the west around 260th Street and 3000 Block, rezoning some suburban residential lots to industrial for future warehouses and light industrial. Nothing too earth shattering here – we need some more industrial in this area and they aren’t, thankfully, consuming more agricultural land to do it. It’s also in an area with great access to both Highway #1 as well as the Canada-USA border.
As mentioned above, there are also the two mixed use buildings with apartments on top of storefront commercial in the downtown core plan area.
